Full access to amenities/facilities including: swimming pools, Jacuzzi, playing fields, fitness center, rollerblade rink, tennis, volleyball, playground with payment of $200 transfer fee to the Home Owners Association. These fees are paid directly to the Home Owner Associations.

HOA regulations do not allow tenants to have pets and tenants must be related by marriage or blood

Rental Rates

Rates: On-season, December-April, $2800/month + $100 one-time amenity fee. Additional 11% state/county tax for rentals of less than 6 months plus a $100 move out cleaning fee.

Full rental amount due two weeks prior to the occupancy date.

Deposit: $500 deposit for rentals of 1 month, due upon lease signing $1000 deposit for rentals 2+ months, due upon lease signing

Refund Policy: Prior to lease start: After paperwork is signed and deposit given, the deposit will be fully refunded if we are able to find an acceptable replacement renter for at least the first month of the rental period.
During lease period: For legitimate (e.g. sickness) early departures during the lease period, a pro-rated refund will be provided we are able to find an acceptable replacement renter for any portion of the original lease period.

Off Season or Yearly lease: $1250/month.

Yearly lease first,last,1 month security.
