These fees are paid directly to the Home Owner Associations. There are two different HOA applications that will have to be submitted. The HOAs advise that processing time can take up to 3 weeks for approval.

Rates: On-season, November-May, $2490/month + $250 one-time amenity fee plus $30 background verification per adult fee. Fees are paid to the Home Owner's Associations. Additional 11% state/county tax for rentals of less than 6 months plus a $150 move out cleaning fee.
Full rental amount due two weeks prior to the occupancy date.
Deposit: $500 deposit for rentals of 1 month, due upon lease signing $1000 deposit for rentals 2+ months, due upon lease signing
Refund Policy: Prior to lease start: After paperwork is signed and deposit given, the deposit will be fully refunded if we are able to find an acceptable replacement renter for at least the first month of the rental period.
During lease period: For legitimate (e.g. sickness) early departures during the lease period, a pro-rated refund will be provided we are able to find an acceptable replacement renter for any portion of the original lease period.
Off Season or Yearly lease: $1300/month, first, last $1000 security, Water/Sewer, basic cable included. Tenant pays $250 one-time HOA fees, plus $30 background verification per adult fee and a $150 move out cleaning fee.
